Mario Schumsky started learning this trade at fifteen. Fifteen years on — and freshly thirty — he built Diamond Floor Services around the same idea he started with: floors are a finish, not an afterthought.
It's a family business in the truest sense. Mario's wife is home full-time with their two sons, and the plan has always been to build something worth handing to them one day. That changes how the work gets done: you don't cut corners on something you intend to pass down.
Every technician who works a Diamond job is trained to Mario's standard or came in with the experience already — whether it's a single room at home or a full commercial floor. We'd rather spend an extra ten minutes getting a corner right than rush to the next one.

Travertine, marble, and slate need a gentler hand than tile — the wrong product etches the surface permanently. We match the approach to the stone: pH-balanced cleaning, then honing or polishing to bring the natural finish back.

No mystery quote. Start from a Basic, Deep Clean, or The Works tier, then fine-tune room by room — a lightly-used guest room doesn't need the same treatment as a high-traffic hallway.

Travertine, marble, and slate all behave differently, and the right approach depends on the stone, its finish, and how worn it is. Pricing it blind would mean guessing — so we look at it first, then give you a firm number.
Request a stone quoteCarpet is priced per room, upholstery per piece, area rugs by size, and tile & grout by the square foot. A $125 minimum applies to any visit. Furniture moving is $20 per piece — we don’t move electronics or breakable items, and your technician may decline any piece that’s too heavy or unsafe to move. Natural stone and whole-property Complete Care jobs are quoted in person.

Carpet is usually dry enough to walk on in a few hours and fully dry within about 6 to 10, depending on how humid it is and how much airflow the room gets. Tile and stone are walkable almost right away. We can set air movers to speed it up, and we'll tell you before we leave what to expect in your specific space.
No — but it helps if small items, floor lamps, and anything breakable are cleared beforehand. We can move and replace larger pieces for $20 each. We don't move electronics or anything breakable, and your technician may decline any piece that's too heavy or unsafe to move.
Carpet starts at $50 for a standard room, tile and grout is priced by the square foot, and upholstery and rugs are priced per piece. There's a $125 minimum on any visit. You can build a real estimate yourself using the pricing tool above — the final number is confirmed after we see the space.
For most homes, carpet every 12 to 18 months keeps it looking right and helps it last longer. With pets, kids, or allergies, every 6 to 12 months is better. Tile and grout usually wants an annual deep clean, and grout should be resealed every one to three years depending on traffic. Commercial spaces almost always need a shorter cycle.
Often, but not always — and anyone who promises otherwise sight unseen isn't being straight with you. Age, what caused it, and whether it's already been scrubbed with a store-bought product all matter. We'll tell you honestly what we think will lift and what won't before we start, and stains are priced individually so you're never paying for work we can't deliver.
Yes — fully licensed, and carrying $4 million in liability coverage. That matters most on commercial work and in HOA or property-managed buildings, where a certificate of insurance is usually required before anyone is allowed on site. Ask and we'll send ours over.

From there we confirm a time that works for you; most jobs can be scheduled within a few days, and we'll tell you honestly if we're booked further out. Nothing is charged until you've approved the price.
